Comprehensive concept for an innovative coastal resort in Oman spanning 1 million square meters. Our task was to create a unique destination that organically integrates with the coastline and desert landscape, combining traditional Omani architecture with modern resort design principles and sustainable development, embodying the history, culture, and traditions of Oman.

Solution
We developed a multi-level complex with zoning from active recreational areas to private residential quarters. Thematically, the resort is divided into 5 functional zones: desert, sea beach, Zanzibar zone, and Muscat zone, united by an active recreation zone. Through deep historical analysis of traditional Oman and modern resort complex architecture, we developed a unique architectural style for each zone, where you can feel the breath of history and modern solutions within a few hundred meters, organically separated by green visual barriers with walking paths between zones.
Key Features
Integrated Planning
The resort includes 47 different types of structures: from VIP business center and mixed parking to traditional Zanzibari structures and children's zones. Detailed functional zoning ensures optimal distribution of residential, commercial, cultural, and recreational functions.
Architectural Concept
Buildings with organic forms and snow-white facades reminiscent of traditional Arabic architecture. Use of modern materials and bioclimatic principles for adaptation to desert climate with marine influence.
Water Elements and Landscape
System of pools, lagoons, and water channels creates cool microclimatic zones. Landscape design combines local desert plants with tropical greenery around water features.
Cultural Authenticity
Integration of traditional elements, including modern interpretation of Zanzibari architecture, traditional bazaars, amphitheaters, and cultural centers. Preservation of connection with Oman's maritime and trading history.
Result
An innovative resort complex that demonstrates new possibilities for creating a luxurious tourist environment that embodies the history, philosophy, mentality, and culture of Oman. The project creates a unique synthesis of tradition and modernity, offering guests an authentic Omani experience with world-class comfort standards.
